If your asphalt shingle roof is showing its age, you have probably wondered about roof rejuvenation cost and whether rejuvenation is worth it compared with replacing the whole roof. There is no one answer that fits every home, because every quote depends on the roof. What we can do is show you how the two options compare, what Roof Maxx treatment includes, and how to decide whether rejuvenation makes sense for your Southwest Florida home.
Why roof rejuvenation cost depends on your roof
Roof Maxx of Fort Myers does not quote a project until your roof has been looked at. The roof health check and quote are free, and the answer depends on factors such as:
- The roof’s age
- The roof’s current condition
- Whether the roof is asphalt shingles
- Whether the roof is structurally sound
- Whether the shingles still have enough protective granules
- Whether the roof qualifies for treatment at all
Roof Maxx is made for asphalt shingle roofs, not metal or tile roofs. It is also not a coating that covers over damage, and it is not a new roof. It works by soaking into aging asphalt shingles and restoring flexibility.

How rejuvenation compares with replacement
Roof Maxx costs up to 80% less than the full cost of replacing a roof.
Replacement is a significant upfront, one-time major expense. It is also a loud, messy, multi-day project that often takes a week or more, and torn-off shingles add to landfill waste. About 90% of torn-off roofing material goes to landfills, where shingles can take up to 500 years to break down.
Roof rejuvenation is different. A Roof Maxx treatment is a plant-based treatment made from soybean oil. It usually takes a few hours, is renewable every five years, and helps extend the useful life of a qualifying asphalt shingle roof. An Ohio State University study found that each treated home saves about 3.8 tons of roofing waste.
What you get with Roof Maxx treatment
For a qualifying roof, Roof Maxx treatment includes:
- Five years of added roof life per treatment, guaranteed
- Up to 15 years with repeat treatments every five years
- A tune-up with each treatment, including replacing or securing loose or missing shingles, resealing flashings, sealing nail pops, and checking the structure
- A 15-year transferable flexibility warranty, with treatments every five years
The warranty stays valid even if the shingle manufacturer’s warranty is void. It is not a warranty against leaks from faulty installation or damage such as hail or high winds. Wind, hail, and similar damage should be covered by your homeowner’s insurance.

When roof rejuvenation is worth it
Roof rejuvenation is most worth considering when your roof is aging but still a good candidate for treatment.
As asphalt shingles age under sun and storms, they lose the oils that keep them flexible. Older shingles can curl, crack, or shed granules more easily. Roof Maxx replaces those lost oils with a plant-based oil that restores flexibility to the shingles.
Rejuvenation may be worth it when:
- Your roof is asphalt shingles
- The roof is aging but structurally sound
- The roof is typically 10 to 20 years old
- The top granule coating has started to shed
- You want to extend roof life without replacing the whole roof yet
For many Southwest Florida homeowners, the main question is not simply “What does it cost?” It is “Does this roof still have enough life left to make rejuvenation worthwhile?” That is what the free roof health check is designed to help answer.
When rejuvenation is not the right fit
Roof Maxx is not for every roof. Rejuvenation may not make sense if:
- The roof has lost 30% or more of its protective granules
- The roof has repeated problems
- The roof is not asphalt shingles
- The roof is too new to need treatment
In warmer southern climates, a roof less than 5 to 7 years old likely still has much of its original oil and may not need treatment yet.
If your roof is past the point where rejuvenation makes sense, replacement may be the honest answer. If that is the case, Roof Maxx of Fort Myers will tell you.
Roof age and Florida homeowners insurance
Roof age matters for Florida homeowners. Under Florida law, for policies issued or renewed on or after July 1, 2022:
- An insurer may not refuse to write or renew a home policy just because of roof age if the roof is less than 15 years old.
- For a roof 15 years or older, the insurer must let the homeowner have the roof inspected, at the homeowner’s cost, by an authorized inspector before requiring replacement.
- If that inspection shows the roof has five years or more of useful life left, the insurer may not refuse coverage just because of roof age.
- Roof age is counted from the last time the roof was fully built or fully replaced.
Roof Maxx says the treatment does not void most homeowner insurance policies, but you should confirm with your insurer.
Why timing matters in Southwest Florida
Southwest Florida’s rainy season runs from May 15 to October 15, and Atlantic hurricane season runs from June 1 to November 30. Knowing where your roof stands before the roughest weather arrives helps you make a plan.
Roof Maxx treatment is not for storm damage, hail damage, or high-wind damage. But if your asphalt shingle roof is aging and still qualifies, rejuvenation may help you get more useful life from it before full replacement becomes necessary.
