When homeowners hear “roof rejuvenation spray,” one of the first questions is usually about safety. Is it safe for kids and pets in the yard? What about plants, landscaping, and rooftop solar panels? Here’s what Southwest Florida homeowners should know about the Roof Maxx treatment for aging asphalt shingle roofs.
What Is in the Roof Maxx Roof Rejuvenation Spray?
Roof Maxx is a scientifically formulated, plant-based roof rejuvenating spray treatment made from soybean oil. It is USDA certified 86% bio-based and is a USDA BioPreferred product.
The technology came from Battelle research labs. It is designed for asphalt shingles that have dried out and lost flexibility over time.
As asphalt shingles age under sun and storms, they dry out and lose flexibility. That is part of why older shingles can curl, crack, or shed granules more easily. Roof Maxx soaks into asphalt shingles and replenishes the oils that dry out, replacing depleted petrochemical oils with a plant-based oil.
The treatment works using millions of microbeads, much like a skin moisturizer. It is not a coating that seals over the roof.

Is Roof Maxx Safe for Kids and Pets?
Yes. Roof Maxx is safe for people, pets, property, and the surrounding environment.
For families in Fort Myers and Southwest Florida, that means the treatment is safe around kids, dogs, cats, and other pets. It has no fumes, strong odors, or hazardous runoff.
Is It Safe for Plants and Landscaping?
Yes. Roof Maxx is safe for plants and landscaping.
The treatment is absorbed by the shingles. If it lands on other surfaces, it can be easily rinsed off. It also has no hazardous runoff into plants or landscaping.
For Southwest Florida homeowners with plants or landscaping near the home, those safety details are important to know before treatment.
Is Roof Maxx Safe Around Solar Panels?
If your Southwest Florida home has rooftop solar panels, it is reasonable to ask how the treatment may affect roof-mounted equipment.
In testing, shingles exposed to 400% of a normal Roof Maxx treatment showed only slight softening and very little effect on solar mounts and vent boots.
What Do Fire, Hail, Wind, and Moisture Tests Show?
Roof Maxx has also been tested for how treated shingles perform in several conditions:
- Fire: In tests at Intertek under ASTM E108, treated shingles met Class A criteria, while untreated shingles did not.
- Hail: On 17-year-old three-tab shingles, hail dents averaged about 24% smaller on treated shingles than on untreated shingles.
- Wind-related pliability: Treated shingles passed the pliability bend test, including the weather-side-down test that simulates high wind.
- Moisture: The treatment significantly reduced water vapor passing through the shingle under ASTM E96.
These tests do not mean the treatment fixes leaks, storm damage, or prevents hurricane damage. They show how treated shingles performed in controlled testing.
Is Roof Maxx Better for the Environment?
Roof Maxx can help reduce roofing waste.
About 90% of torn-off roofing material goes to landfills, where shingles can take up to 500 years to break down. An Ohio State University study found that each treated home saves about 3.8 tons of roofing waste. Roof Maxx reports more than 100,000 homes completed.
Because the treatment is plant-based, made from soybean oil, and USDA certified 86% bio-based, it is a more environmentally focused option for qualifying asphalt shingle roofs.
Will It Affect My Warranty or Homeowner Insurance?
The Roof Maxx warranty stays valid even if the shingle manufacturer’s warranty is void.
Roof Maxx also says the treatment does not void most homeowner insurance policies, but homeowners should confirm with their insurer.
What Happens During the Treatment Process?
Each Roof Maxx treatment starts with an inspection and a custom quote.
The process includes:
- A roof health check
- A custom quote
- A tune-up, including securing or replacing loose or missing shingles, resealing flashings, hammering down and sealing nail pops, and checking the structure
- Application of the Roof Maxx treatment
The treatment usually takes a few hours, depending on the roof’s size and condition.
One treatment is guaranteed to strengthen and extend the roof’s life by five years. Repeat treatments every five years can extend it up to 15 years, with a 15-year transferable flexibility warranty.

Is My Roof a Good Candidate?
Roof Maxx is for asphalt shingle roofs, not metal or tile roofs.
The best candidates are aging but structurally sound asphalt shingle roofs, typically 10 to 20 years old. Dealers will not treat a roof with repeated problems or one that has lost 30% or more of its protective granules.
In warmer southern climates, a roof less than 5 to 7 years old may still have much of its original oil and might not need treatment yet. Roof Maxx does not suggest treating until the top granule coating begins shedding, which is a sign the roof is under stress from expansion and contraction.
