🏠 What Is Roof Maxx?

What exactly is Roof Maxx?

Roof Maxx is a plant-based treatment made from soybean oil, and it soaks into asphalt shingles to restore the flexibility they lose with age. The technology came out of Battelle research labs, and the treatment is USDA certified 86% bio-based.

How is Roof Maxx different from replacing my roof?

A replacement tears off your existing shingles and puts on a new roof, a project that often takes a week or more. Roof Maxx puts the cost of a replacement at $20,000 to $25,000 or more today. Roof Maxx keeps the roof you have in service, and when your shingles qualify, the treatment takes a few hours and costs up to 80% less.

🔧 How Roof Maxx Works

How does the treatment actually work?

The plant-based treatment is applied to your asphalt shingles, and it soaks into them to restore their flexibility. On 17-year-old three-tab shingles, treated shingles passed the pliability bend test, including the weather-side-down test that simulates high wind.

How long does a Roof Maxx treatment take?

A treatment takes a few hours, while a roof replacement often takes a week or more. Before the treatment goes on, your technician does a tune-up, replacing or securing loose or missing shingles, resealing flashings, sealing nail pops, and checking the structure.

How many times can a roof be treated?

Roof Maxx can be reapplied up to three times, about every five years, and each treatment extends the life of your shingles by five years. Repeat treatments can add up to 15 years to an asphalt shingle roof that is aging but structurally sound.

💰 Cost, Value, and Financing

How much does Roof Maxx cost?

The cost depends on your roof, and you'll get a free quote after your free roof health checkup. Roof Maxx says a treatment costs up to 80% less than a full replacement. The Ohio Soybean Council has been quoted saying it costs as little as 20% of replacing an old roof.

Is Roof Maxx worth it?

When your roof qualifies, one treatment extends the life of your shingles by five years. Repeat treatments can add up to 15 years, at up to 80% less than replacement. If your roof doesn't qualify, we'll tell you after the inspection rather than sell you a treatment that won't help.

Can I finance a treatment?

Yes. Financing is available, and you can ask about it when you call 941-981-0120 or request your free quote.

☀️ Southwest Florida Weather and Insurance

Will Roof Maxx protect my roof in a hurricane?

No treatment can promise that, and we won't pretend Roof Maxx is a hurricane product. What it does is restore flexibility to aging asphalt shingles when your roof qualifies. Damage from wind and hail should be covered by your homeowners insurance rather than the Roof Maxx warranty.

How does roof age affect my homeowners insurance in Florida?

Under Florida law, an insurer can't refuse to write or renew your policy just because of roof age if the roof is less than 15 years old. If your roof is 15 years or older, the insurer has to allow an inspection by an authorized inspector before it can require a replacement. That inspection is at your cost. If that inspection shows five or more years of useful life left, the insurer can't refuse coverage on roof age alone.

Will a Roof Maxx treatment affect my homeowners insurance?

Roof Maxx says its treatment does not void most homeowner insurance policies, and it recommends that you confirm with your insurer. We offer insurance-related inspections, and you can ask about one when you book your free roof health checkup.

🛡️ Warranty and Environmental Impact

Does Roof Maxx come with a warranty?

Yes. Our 15-year warranty covers the flexibility of the asphalt shingles we treat, with a treatment every five years. It is fully transferable if you sell your home. It stays valid even if your shingle manufacturer's warranty is void, and it is not a warranty against leaks from faulty installation or damage from hail or high wind.

Is Roof Maxx environmentally friendly?

Roof Maxx is plant-based and USDA certified 86% bio-based. An Ohio State University study found that each treated home saves about 3.8 tons of roofing waste. Roof Maxx says about 90% of torn-off roofing material goes to landfills, where shingles can take up to 500 years to break down.

Can Roof Maxx go on a roof with solar panels?

Roof Maxx tested its treatment around solar mounts by exposing shingles to 400% of a normal treatment. The shingles showed only slight softening, with very little effect on solar mounts and vent boots.

🚫 Limitations and Eligibility

Can Roof Maxx fix leaks or structural damage?

No. Roof Maxx restores flexibility to aging asphalt shingles, and a leak or structural problem is a repair question that has to be handled on its own. Roof repair is one of our services, and the Roof Maxx warranty does not cover leaks from faulty installation.

What types of roofs can Roof Maxx be used on?

Roof Maxx is made for asphalt shingle roofs, and it isn't a treatment for metal or tile. During your free roof health checkup, we'll confirm whether your roof qualifies.

Is there a roof that’s too old for Roof Maxx?

The best candidates are asphalt shingle roofs that are aging but structurally sound, typically 10 to 20 years old. We won't treat a roof with repeated problems or one that has lost 30% or more of its protective granules. An inspection is how we find out where yours stands.

👷 What to Expect From Roof Maxx of Fort Myers

What happens during a Roof Maxx appointment?

The process has four steps: an inspection, a custom quote, a tune-up, and the application. Your first visit is a free roof health checkup, and if your roof qualifies and you decide to go ahead, the treatment visit takes a few hours.

What other services do you offer?

Along with Roof Maxx treatments, we offer roof repair, roof cleaning, drone inspections, insurance-related inspections, and financing. Roof replacement and gutters aren't part of what we offer right now, and we'll be upfront about that if it's what your home needs.
